About Our Off Campus Housing

What Properties Does Clemson Living Manage?

Clemson Living manages several communities of student housing near Clemson University, including 109 College, The Orchard Clemson, Orchard West, The Boundary, The Farm, and The Estate Clemson. View our property pages to learn more about a particular property that interests you, or contact our leasing staff to ask a specific question. Our property management company is owner managed and community focused. At each of the communities that we oversee, providing excellent service to residents is our No. 1 goal.

What Type Of Housing Contracts Does Clemson Living Offer?

Clemson Living offers individual contracts so residents can rent housing by the room. Each resident signs an agreement to rent their own student room and shares the living room, kitchen, and other communal areas with roommates. This approach eliminates several of the problems commonly associated with traditional apartment contracts. If one roommate pays late or moves out early and incurs fines, other residents won’t be affected because they have no financial liability for their roommates. Parents who sign parental guaranty forms also appreciate that we rent by-the-bed because these contracts reduce the financial risks for them and their students. Keep in mind that contract options may vary based on the property you’re applying to live at.

What Is Required To Sign A Housing Contract?

To apply for an apartment, the student should fill out an application for their housing community of choice and then send that paperwork, along with the application fee, to our leasing office. If the student isn’t paying the installment payments themselves, a parent or guardian will need to sign a parental guaranty form, which can be faxed or mailed to our office. Once the application is approved, the student pays the reservation fee and then moves in on the designated move-in date. Our leasing schedule follows the academic calendar for Clemson University — contracts are 12 months and begin and end in the summer. Keep in mind that the application process may vary based on the property the student is applying to live at.

When Are Installment Payments Due?

Installment payments are made monthly and are due on the first (1st) of the month. Payments made after 5 p.m. on the fourth (4th) of the month are considered late and may be subject to fines. Clemson Living allows residents a grace period between the first and fourth of the month to make their payments without penalty. To avoid missing a payment, we suggest that residents schedule recurring payments on the same day at the end of the preceding month; an example would be scheduling February’s payment for January 28. Keep in mind that payment policies may vary based on the community where you live.

What Amenities Are Available To Residents?

Community amenities are available in several of our housing communities. The Estate Clemson and The Orchard Clemson both have cutting-edge fitness centers and resort-style pools, while the latter also features outdoor fireplaces, basketball courts, and a renovated clubhouse. Many of our communities also are pet-friendly and have public green spaces or private porches for students to enjoy outdoor activities.

Do Appliances Come With My New Apartment?

Interior designs vary from one housing community to the next, but high-quality appliances and fixtures remain a consistent feature at all Clemson Living properties. Most of our housing units have stainless steel appliances in the kitchen, while select units have washers and dryers, wall-mounted TVs, or smart home features, such as keyless entry or security systems.
